TECHNICAL
SPECIFICATIONS


A. STRUCTURE
A1. The superstructure will be from reinforced concrete.
A2. The building will be completely anti-seismic according to the Cypriot models and the European standards and regulations.
A3. The concrete that will be used will be category C37.
A4. The steel of the building will be of high resistance S400 and in accordance with the provisions of BS4449.
A5. Boards and marine plywood with unspoiled edges will be used to achieve clear surfaces (fair-face).

B. WALLS
B1. All the brickwork will be from bricks of clay according to Cypriot model CYS:19:1989 and will be placed with concrete clay.
B2. The joints between the walls and the elements of reinforced concrete will be made with the placement of special net for better joining of the two different materials and avoid cracks.
B3. The external walls will be 250mm and the internal 100mm.

C. INSULATION
C1. At the bottom of all exterior brickwork of the building, polyethylene asphalt insulation 4mm width (derbigum type) will be placed to avoid humidity.
C2. On all the exterior verandas of the apartments insulating material type polyethylene asphalt 4mm (derbigum type) will be placed under 
the tiles.
C3. On all the internal floor of the building a sub layer of light concrete 100mm width will be placed for better soundproof between the apartments.
C4. On the roof of the building three layers of polysterine, concrete in casting and polyethylene asphalt insulation 4mm width (derbigum type) will be placed.
C5. An external thermal insulation system of polysterine width 8cm will cover all the external walls, beams and columns of the building for thermal insulation as per Cypriot regulations.

D. CARPENTRY
D1. All the main doors of the apartments will be of Cypriot origin single layer covered with a layer of oak in black color and they will be fireproof.
D2. All the internal doors will be of Cypriot origin from mdf wood lacquered mat in white color.
D3. The wardrobes of the bedrooms will be of Cypriot origin from melamine covered with a layer of oak in various colorations and internally they will have drawers, layers and pipes for hanging clothes. The doors will be 18mm thick and the internal layers will be 22mm thick.
D4. The kitchen working benches and kitchen cabinets will be of Cypriot origin from from mdf wood lacquered mat in white color. Internally they will be from melamine 18mm thick, in white colour.
D5. The bathroom benches below the basin and the bathroom mirror cabinets above the basin will be of Cypriot origin from melamine covered with a layer of oak in various colorations. Internally they will be from melamine 18mm thick, in white colour.

E. FRAMES of ALUMINIUM
E1. The external doors will be from aluminium of black colour with electrostatic paint and they will be of an ordinary MU114 thermal series or similar. The external windows will be from aluminium of black colour with electrostatic paint and they will be of an ordinary MU3000 thermal series or similar.
E2. The doors of the storage rooms on the basement will be from aluminium in black colour with louvers.
E3. All the glass will be double glazed first quality. 4mm Planibel Coloured Grey – 16mm Air – 4mm iplus. Total Ug value 1.4w/m2k
Ε4. Installation of electrical shutters in the bedroom windows.

F. AIR CONDITIONING
F1. Complete installation of split unit air conditioning. The provisions will end at the roof of the building so the compressors of the A/C units will be placed on the roof of the building. In the bedrooms of the apartment, wall type 9,000BTU MIDEA brand will be placed and in the living room area of the apartment, one concealed type 22,000BTU Mitsubishi brand will be placed inside the false ceiling.

G. SEWER
G1. An impure and rainwater central system are included which will lead in the central sewerage system of Limassol.

H. ELECTRICAL INSTALLATION
H1. The building includes complete electrical installation in all floors externally and internally.H2. In all the apartments will exist a system of video intercom.
H3. Complete installation of a central system for television reception for each apartment.v
H4. Complete telephone installation for all the apartments and provision for central system for computers.

I. HYDRAULIC INSTALLATION
I1. Each apartment will have a separate meter. Separate meter for the communal water as well.
I2. The hydraulic installation includes pipelines for hot and cold water type PPR.
I3. It is also included an installation of solar system with roll tank for hot water with capacity of 150 litres and electric element of 3 Kw that will be placed on the roof on a metal base.
I4. Will exist cylindrical reservoirs of 1m3 for each apartment.
I5. Installation of pressure system in all the apartments.

J. SANITARY WARE
J1. All sanitary ware and their elements (mixers) will be of European reputable brands.

K. FINISHINGS OF WALLS
K1. All the walls internally are plastered in 3 layers and then painted with 3 layers of emulsion paint that the buyer decides.
K2. All the walls of hygiene rooms are plastered with 2 layers and then ceramic tiles are put on up to the height of 2.40m.
K3. The surfaces of walls in the kitchen between the benches and cabinets will have synthetic granite.
K4. The surface of the stairway walls and corridors walls are plastered in 3 layers and then painted with 3 layers of emulsion paint, choice of the architect.
K5. The exterior brickwork of the building will be constituted by a combination of finishing from fair-face, High Pressure Panels in the colour of Irokko wood and paint (3 layers of plaster 3 layers of sandex paint) of architect’s choice.

L. FINISHINGS OF CEILINGS
L1. All the ceilings will be made with wooden type spoil of surface and painted with 3 layers of emulsion paint.

M. FLOORINGS
M1. On all the floorings of the bathrooms ceramic tiles will be placed.
M2. On the veranda floors of the apartments ceramic tiles will be placed.
M3. On the floor of the communal areas of the building as well as the stairs, ceramic or marble or granite of architect’s choice will be placed.
M4. On the exterior floorings of the building marbles will be placed in the entrance of the building and scrubbed concrete in the parking spaces and the areas where the cars will use.
M5. On all the floorings of the apartments except the bathroom floorings, laminate parquet will be placed.

N. KITCHEN APPLIANCES
N1. Complete supply and installation of BOSCH kitchen appliances. The kitchen appliances include a 60cm integrated fridge/freezer, a 60cm integrated oven, a 60cm ceramic hob, a 60cm integrated wall hood and a 60cm integrated dish washer.

O. ELEVATOR
O1. The elevator of the building will be Schidler, electrical, without gears, without mechanical room and of high specifications that satisfy the European rules of safety and functions.

P. CAR ENTRANCE
P1. Both car entrances of the building will be controlled by electric sliding black metal doors with remote controls.
